Lighting Installation for Your Home, Investment Property or Rental
Bad Lighting Installation Shows Up Every Time You Flip the Switch
Beyond the aesthetics, poor wiring behind the lights creates real problems. Overloaded circuits, tripping safety switches and fire risk from incorrect fittings in insulated ceilings. For rental properties, non-compliant lighting installation means issues at inspection time.

Questions Perth homeowners ask about Lighting Installation
What types of lighting do you install?
We handle most residential lighting installation work, from downlights (LED and halogen-to-LED conversions), pendant lights, wall sconces, oyster lights, bathroom and outdoor fittings and under-cabinet lighting. If it needs wiring, we can install it.
We don’t supply the fittings themselves, but we’re happy to advise on what works well with your ceiling type and existing wiring before you buy. If you’ve already purchased your lights, just tell us what you’ve got and we’ll quote accordingly.
Can you help me plan the lighting layout?
Yes. Layout planning is part of how we approach every lighting installation. Before anything gets wired, we walk through the room with you and work out placement, spacing, and switch zones. So the coverage is even, the fittings look balanced, and you’re not left with dark spots or wasted light points.
If you’ve got a rough idea of what you want, we’ll refine it. If you’re starting from scratch, we’ll recommend a layout based on the room size, ceiling height, and how you use the space. It’s one of the things that separates a proper house lighting electrician from someone who just connects wires.
Do LED downlights need a licensed electrician?
Yes. In Western Australia, all electrical wiring work, including installing LED downlights, must be carried out by a licensed electrician. That applies whether you’re replacing existing halogen fittings with LEDs or adding new downlight points from scratch.
LED downlights also need to be installed with the correct insulation clearance and IC-rated housings where required. Getting this wrong is a fire risk, especially in older ceilings with loose-fill insulation. Every lighting installation we do is wired to Australian standards and certified on completion.
Will you need to cut holes in my ceiling?
It depends on what’s already there. If we’re replacing existing downlights, we use the same cutouts, no new holes needed. If we’re adding new downlight points or changing the layout, then yes, new holes are required.
We measure and mark everything before cutting, and we use the correct hole saw size for the fitting so every cutout is clean and tight. No oversized holes, no rough edges, and no paint touch-ups needed. A clean ceiling finish is a standard part of every lighting installation we do.
How much does lighting installation cost?
Every job is different, so we quote on a case-by-case basis. The cost of your lighting installation depends on the number of fittings, whether new wiring needs to be run, the ceiling type and accessibility and how many switch zones you need.
We provide a fixed quote upfront. No call-out fee, no hidden charges and no price changes on the day. Tell us what fittings you’ve got and what rooms you want done, and we’ll have a quote back to you within 24 hours in most cases.
Will I get a compliance certificate?
Every lighting installation we complete that involves notifiable electrical work comes with a compliance certificate issued the same day. It’s emailed directly to you, or to your property manager if you prefer, as soon as the job is signed off.
You’ll need this certificate for rental properties, insurance purposes, or if you ever sell the home and the buyer’s building inspector asks for documentation. We don’t leave the site without it being done.
