  • You Can't Fix What You Don't Know Is Wrong

You'd never know by looking at it. It could be rats that have had a go at the wiring in your roof. Or it could be the kitchen circuit is pulling double the load it was built for. And that safety switch on the board, when's the last time anyone actually tested it? Five years ago? Ten? If it doesn't trip when it needs to, you've got no protection. The scary part is none of this shows up until something goes pop.

That's what an electrical safety inspection is for: finding the stuff hidden behind walls and inside switchboards before it turns into a real problem. For landlords, it’s required by law to keep the property safe. "We didn't know" doesn't count if a tenant gets shocked or a fire starts. For homeowners, it comes down to this: a couple of hours with an electrician now, or a panicked phone call at 1am when something behind the bathroom wall finally lets go.

    • Full Property Walkthrough: Every power point, light switch, smoke alarm and fixed electrical fitting gets inspected. Not just a visual once-over, we make sure to test it.
    • Written Report and Recommendations: Plain English report covering what passed, what didn't and what to do about it. No electrician jargon. Hand it to your PM, insurer or conveyancer as-is.

Who Needs an Electrical Safety Inspection?

Whether you're selling, leasing, renovating or just want to know where your property stands an inspection gives you a documented baseline of your electrical system's condition.

    Homeowners

Your home is older and you've never had the electrics checked. Or you're planning renovations and want to know what the existing wiring looks like before you start. An electrical safety inspection gives you clarity and a plan, not a vague "it should be fine."

    Property Managers

You need documented proof that a rental property's electrical system is safe. Pre-tenancy, between tenancies or as part of a routine maintenance schedule. We handle the tenant coordination, the inspection and the report. You get the paperwork without the runaround.

    Landlords & Investors

If the electrics aren't safe, that's on you, whether you knew about it or not. No documentation means no defence. An electrical safety inspection puts it all in writing: what's fine, what's not and what needs doing. If a tenant, an insurer or an inspector ever comes asking, you've got the paperwork.

Questions Perth homeowners ask about Electrical Safety Inspection

Common questions before booking. If yours isn't here, give us a call.

We check the switchboard, RCDs, circuit breakers, power points, light switches, wiring condition, smoke alarms and all fixed electrical installations throughout the property. Basically, anything that’s hardwired gets tested.

The inspection also covers things most people forget about: the condition of the earthing system, whether safety switches actually trip when they’re supposed to and whether older installations still meet current standards. You get a written report at the end covering everything we found.

Most electrical safety inspections take between one and three hours depending on the size of the property and how much is installed. A two-bedroom unit is quicker than a four-bedroom house with a shed, pool pump and solar.

We don’t rush it. The whole point is catching things that aren’t obvious, so we work through every circuit, every fitting and every connection methodically. You’ll have the report emailed to you the same day.

Yes. Every electrical safety inspection comes with a full written report emailed to you the same day. It covers what was inspected, what passed, what didn’t and what we recommend doing about it.

The report is written in plain language, not electrical jargon. If something needs fixing, we tell you what it is, why it matters and what the priority level is. You can hand it straight to your property manager, insurance company or conveyancer if needed.

WA regulations require landlords to provide a safe property and that includes the electrical system. While there’s no single law that mandates a home electrical safety check on a fixed schedule, a documented inspection is the clearest way to prove you’ve met your duty of care.

Most property managers request one between tenancies, before a new lease or when a routine inspection flags something. If something goes wrong a fire, a shock, a tenant injury and you’ve got no documentation showing the electrics were checked, that’s a problem. An inspection protects you.

Depends on the property. A small unit with a basic switchboard is the cheaper end. A larger home with multiple circuits, outbuildings, pool equipment or solar takes longer and costs more.

Fixed quote upfront. No call-out fee. We’ll tell you the price before we book in and it won’t change on the day. Tell us about the property size, age, what’s prompting the inspection and we’ll send through a price.
