What does an electrical safety inspection include?
We check the switchboard, RCDs, circuit breakers, power points, light switches, wiring condition, smoke alarms and all fixed electrical installations throughout the property. Basically, anything that’s hardwired gets tested.
The inspection also covers things most people forget about: the condition of the earthing system, whether safety switches actually trip when they’re supposed to and whether older installations still meet current standards. You get a written report at the end covering everything we found.
How long does an inspection take?
Most electrical safety inspections take between one and three hours depending on the size of the property and how much is installed. A two-bedroom unit is quicker than a four-bedroom house with a shed, pool pump and solar.
We don’t rush it. The whole point is catching things that aren’t obvious, so we work through every circuit, every fitting and every connection methodically. You’ll have the report emailed to you the same day.
Will I get a written report?
Yes. Every electrical safety inspection comes with a full written report emailed to you the same day. It covers what was inspected, what passed, what didn’t and what we recommend doing about it.
The report is written in plain language, not electrical jargon. If something needs fixing, we tell you what it is, why it matters and what the priority level is. You can hand it straight to your property manager, insurance company or conveyancer if needed.
Is an electrical inspection required for rental properties?
WA regulations require landlords to provide a safe property and that includes the electrical system. While there’s no single law that mandates a home electrical safety check on a fixed schedule, a documented inspection is the clearest way to prove you’ve met your duty of care.
Most property managers request one between tenancies, before a new lease or when a routine inspection flags something. If something goes wrong a fire, a shock, a tenant injury and you’ve got no documentation showing the electrics were checked, that’s a problem. An inspection protects you.
How much does an electrical safety inspection cost?
Depends on the property. A small unit with a basic switchboard is the cheaper end. A larger home with multiple circuits, outbuildings, pool equipment or solar takes longer and costs more.
